Why It's Different

A builder tells you what it costs. An agent tells you what it's worth. You should never have to guess which one is right.

Most custom builds go wrong in the first thirty days, not the last thirty. The lot has a corps line that eats the buildable envelope. The dock permit class doesn't support the boat the family already owns. The finish budget is written for a market that won't pay it back on resale.

We front-load all of that. Before a dollar goes into design, you get a feasibility read: what can physically be built, what it will cost in today's labor and material market, and what comparable finished homes in that cove have actually closed for in the last twelve months.

Sometimes that conversation ends with us telling you not to buy the lot. That's the point of having the sales side and the build side in the same room.

Architectural design driven by the site — view corridors, elevation, and how the home meets the slope. Structural engineering, energy modeling, and a fixed materials specification so the budget stops being a moving target.

Docks & Shoreline

The permit that decides half your property's value.

Lake Lanier's shoreline is federally managed by the U.S. Army Corps of Engineers. Whether a lot can hold a dock — and what size — is a permit question, not a real-estate question. Most agents can't answer it. We do it for a living.

  • Dock eligibility check — whether the lot qualifies for a shoreline use permit at all, before you write an offer.
  • Permit class & slip count — what size dock the shoreline classification supports, and how many slips.
  • Water depth at winter pool — measured, not estimated. A dock that floats in June and sits in mud in December is a $200,000 mistake.
  • Corps line & buildable envelope — the actual line, mapped against the survey, so the home is sited legally the first time.
  • Path, seawall & vegetation permits — the secondary approvals that determine how you actually get from the house to the water.
  • Existing dock transfer — permit reassignment at closing, which fails more often than buyers expect.

Common Questions

The things people ask us at month two.

Can you build on a lot I already own?

Yes, and it's a common start. We'll run the same feasibility read we'd run before a purchase — survey, corps line, soils, dock eligibility, and comps — so you know what the lot supports before we design to it. If the lot has a problem, you'd rather hear it from us now than from an inspector in month nine.

Do I have to use Thompson Brothers Realty to buy the land?

No. The construction division works with clients who bought through another agent, or who inherited the property. The two sides share information, but you're not required to use both.

How does the money actually work?

Most clients use a construction-to-permanent loan, with draws released against completed phases and inspected by the lender. We invoice against that schedule and publish a running budget-to-actual so variance shows up weekly rather than at the end. We also work with cash clients on a fixed-price contract with a defined allowance schedule.

What happens if material prices move mid-build?

Structural materials are locked at contract via supplier commitments where we can get them. Selection categories carry written allowances, and any change goes through a signed change order with cost and schedule impact before work proceeds. No verbal changes, ever — that protects both of us.

Will you finish a build another builder walked away from?

Sometimes. It depends on what's already in the ground and whether the existing permits and plans are sound. We'll do a paid assessment first and give you a straight answer about whether completing it or rebuilding is the better financial decision.

How involved do I have to be?

As involved as you want. Some clients are on site weekly; some are out of state and rely on the photo log and a standing Friday call. The selections process is where your time matters most — roughly four to six sessions across the design phase.

Read the Water

A lake made by a dam behaves like one.

Lanier is a Corps of Engineers reservoir, not a natural lake. The water level moves with rainfall and downstream release — often four to six feet between summer full pool and winter drawdown, and considerably more in a drought year.

That single fact drives most of what matters here. A dock that's beautiful in July can be sitting on mud in January if the water under it is shallow. Coves at the back of a creek arm silt in over decades. Main-channel points hold depth but take wind and boat wake.

The federally managed shoreline also means the land you own frequently stops well before the water starts. What you're really buying is a house, a lot, and a permit — and the permit is often the most valuable of the three.

Docks & The Corps

The four things every lake buyer should verify.

Before the inspection period ends. Getting any of these wrong is the most expensive mistake on this lake.

Does the permit exist — and transfer?Verify in writing

A dock in the water is not proof of a valid permit, and permits do not automatically follow the deed. Confirm the shoreline use permit is current, matches the structure actually installed, and can be reassigned to you at closing.

How deep is it in December?Measure, don't assume

Summer viewings happen at or near full pool. Ask for winter photos, check the drawdown history, and where the number matters, measure. Depth determines whether you own a dock or a deck.

III

Where exactly is the corps line?Get it on the survey

The federal boundary rarely sits where the lawn ends. It governs what you can build, plant, clear, and store. A current survey showing the line against the improvements is worth every dollar it costs.

IV

What can be modified later?Plan before you buy

Adding slips, a boat lift, an upper deck, a path, or removing vegetation are all separately permitted actions with real approval risk. If the plan depends on a change, confirm the change is achievable first.

Lake Questions

What buyers ask us on the first call.

Can I buy a lot and add a dock?

Sometimes — but never assume it. Dock eligibility depends on the shoreline classification of the adjoining Corps property, existing density in the cove, and site conditions. Some shoreline is classified in a way that permits no new dock at all. We check eligibility before you write an offer, not after.

How much does lake water level actually vary?

In a normal year, roughly four to six feet between summer full pool at 1,071 feet and winter drawdown. Drought years have historically gone considerably deeper. That's why we evaluate depth at low water rather than at the level you happened to see it.

Is lakefront a good investment or just a lifestyle purchase?

Both, with a caveat. Shoreline supply on Lanier is fixed and the Atlanta metro keeps growing toward it, which has supported long-run appreciation. But the spread within lakefront is enormous — a poorly positioned lake home can underperform a well-located off-water house. Position matters more than the label.

What does it cost to own and maintain a dock?

Budget for annual permit fees, periodic inspection, and maintenance on floats, decking, and lifts. Full replacement of an aging dock runs meaningfully into six figures depending on class and slip count — which is why dock age and condition belong in your offer math.

Can you short-term rent a lake home here?

It depends entirely on the county and the subdivision, and the rules have been tightening. Some HOAs prohibit it outright. If rental income is part of your plan, we verify the specific restrictions in writing before you commit — assumptions here get expensive.

Is this really free, and what's the catch?

It's free and there's no catch. We do this because roughly one in four people who request a valuation eventually lists with us — usually months later. The other three get a useful document and remember who gave it to them. That math works fine for us.

Will I be put on a call list?

No. You'll get the valuation, one follow-up asking if you have questions, and then nothing unless you ask. If you tell us you're two years out, we'll check in once a year — and only if you want us to.

Is a valuation the same as an appraisal?

No. An appraisal is a formal, licensed opinion of value used by lenders and courts. This is a broker's market analysis — a professional opinion of what your home would sell for in the current market. It's what you'd use to make a listing decision, not to satisfy a lender.

Do you have to come inside my home?

For the most accurate number, yes — condition and finish quality drive a large share of value at this price point. But we can produce a preliminary range from public data and exterior review if you'd rather start there.

What if I'm not selling, I just want to know?

Perfectly fine, and more common than you'd think. Owners request these for estate planning, refinancing, insurance, divorce, and simple curiosity. Say so in the form and we'll skip the selling conversation entirely.
